Feasibility study of construction projects consists of multiple analyses carried out sequentially. Each analysis is time consuming and involved baseline studies like environmental impact assessment screens or alternatives based solely on the merits of analysis. The environmental impact assessment has been carried out to establish baseline conditions. It also identified and assessed the environmental impacts together with the proposed mitigation measures for the significant negative impacts that are likely to occur due to the development of new tourist resort near Murree. Technical analysis identifies technological options and alternatives for the tourist resort. Socioeconomic and financial analysis derives the least-cost option and social conflicts among the stakeholders. The impact assessment addresses environmental issues. The impact assessment often suggests alternative sites, routes, technologies, and/or construction design methodology, necessitating a revision of technical and financial factors. This report suggests an integrated approach to feasibility analysis of a tourist resort presented as a case application of a construction project in new Murree Pakistan.
